Our story

Premier Property Management has managed Utah community associations since May 2003, from an office in Midvale, at the centre of the valley we serve.

The pattern in this industry is familiar to any board that has switched companies. A management firm wins the contract, then assigns your community to a manager already carrying fifteen others. Calls go unreturned. Financials arrive late, if at all. Vendors appear who happen to have a relationship with the management company. The board spends its volunteer hours chasing the people it hired.

Premier was built around three structural decisions meant to make that pattern impossible here: a hard cap of six associations per manager, board access to the full financial record at all times, and a written policy against accepting anything of value from a vendor. None of these are marketing positions. They are terms in our management agreement, and a board can hold us to them.

Two decades in, those commitments have held through a housing crash, a construction boom, and most of the amendments the Legislature has made to the Utah Community Association Act. We have grown slowly and on purpose. If you need a firm that can absorb forty associations next quarter, we are not it. If you want the manager who signs your agreement to be the manager who walks your property, we should talk.

Why boards choose Premier

Most of the associations we speak with are not starting from scratch — they are leaving something. The reasons repeat, so here is where we differ:

  • Reachability. A named manager and a named backup per community, both of whom have walked your property. Homeowner inquiries answered within one business day.
  • Financial visibility. Board members hold portal credentials that show live bank balances, every paid invoice, and current delinquency status. Statement packages post by the 15th of the following month.
  • Clean transitions. Our onboarding runs six to eight weeks and covers records transfer, bank account migration, vendor reassignment, and a rebuilt opening balance sheet — with a written checklist the board tracks alongside us.
  • Honest scope. One flat monthly fee, with the included services listed line by line. The short list of genuine extras — bulk mailings, large-scale copying, resale disclosure packages — is priced up front, not discovered on an invoice.
  • Longevity. We have managed some of our communities for over fifteen years. Ask us for references and we will hand you the numbers of boards who have worked with us across multiple turnovers of their own membership.

Licensing, insurance, and memberships

Premier Property Management, LLC has operated in Utah since May 28, 2003. We carry general liability, professional liability (errors and omissions), and a fidelity bond covering association funds under our control; certificates are provided to every client board at engagement and at each renewal.

We are a member company of the Community Associations Institute (CAI) and its Utah chapter. Our managers hold the CMCA credential from the Community Association Managers International Certification Board, with AMS and PCAM designations through CAI. Credential verification is available on request.

What we hold ourselves to

Transparency by default

If a board member has to ask us for a number, we have already failed. Financials, invoices, contracts, and violation histories live in the portal where the board can reach them without going through us.

Consistency over convenience

Rules applied unevenly are worse than no rules. Every lot gets the same inspection schedule and the same notice sequence, even when that is the more uncomfortable conversation.

Independence from vendors

We accept no referral fees or rebates, and we own no maintenance company. It costs us revenue and buys the board honest advice.

Small portfolios, on purpose

Six associations per manager caps our growth rate. In twenty years we have never solved a capacity problem by giving an existing community less attention than it pays for.
