Common Area & Amenity Maintenance
Deferred maintenance is the most expensive thing an association can buy. We plan for it instead.
Every common element gets a condition record and a maintenance calendar: what it is, when it was last serviced, and when it is next due. Pools, gates, irrigation, lighting, roofs, and shared systems are inspected on that schedule, not when a homeowner complains.
When something breaks outside business hours, homeowners reach a live emergency line — not voicemail — and a dispatch decision is made immediately.

Common questions
What counts as an emergency?
Anything threatening life, safety, or active property damage — water intrusion, gas odours, electrical hazards, gate or access failures, and pool chemical incidents. These are dispatched immediately.
Can homeowners track their requests?
Yes. Maintenance requests submitted through the portal show current status, assigned vendor, and completion notes.
