Legal & Compliance

Compliance failures surface years later, usually during a sale or a claim. We keep the calendar so they do not.

The Utah Community Association Act changes most legislative sessions. We track those changes, flag what affects your community, and bring proposed document or policy updates to the board with your attorney’s input.

We are not your lawyers and we do not pretend to be. We coordinate with the counsel your board selects, prepare the records they need, and keep litigation from being delayed by missing paperwork.

What’s included

  • Statutory compliance calendar: budget, reserve, meeting, notice, and filing deadlines
  • Annual corporate filings and registered agent coordination
  • Insurance review and renewal support: property, general liability, D&O, fidelity, and umbrella
  • Claims administration and adjuster coordination from first notice through resolution
  • Governing document review, with recommended amendments prepared for board and counsel
  • Litigation support: records production, timelines, and attorney coordination
  • Fair housing, ADA, and Utah Community Association Act compliance monitoring

Common questions

Do you provide legal advice?

No. We are not attorneys. We identify issues, maintain the compliance calendar, and work with the association’s chosen counsel.

Who chooses the association’s attorney?

Your board does. We can provide referrals to firms experienced in community association law, but the engagement is between the association and the firm.

Thinking about switching management companies?

Send us your governing documents and last budget. We’ll come back with a written scope and a flat monthly fee — no obligation, no sales visit required.
